Differences between Lease and License

Lease:
1. It is an agreement between the Lessee (user) and the Lessor (owner) for use of an asset in return for specified rental/lease payments.
2. As per Section 105 of The transfer of Property Act, 1882 - " A transfer of right to enjoy the concerned property for a pre-defined time period or in perpetuity subject to the consideration given by Lessee (user of the property) to the Lessor (owner of the property).
License:
1. A promise by the Licensor not to sue the Licensee. That means without a License, any use or exploitation of intellectual property by a third party would amount to copying or infringement.
2. As defined in section 52 of the Indian Easements Act, 1882 - " License does not allow any interest in the Property on the Licensee's part. It merely gives the Licensee the right to use and occupy the Property for a limited duration."
Basically looks both terms are one and alike. But for entitlement/possession and title of property, many a difference between Lease and Licensee. Those who ( Property owners) avoid risk will prefer License mode. But they have to lose higher remuneration/compensation compare to Lease mode.
Differences Between

लीज (पट्टा):
1. यह लीज़ी (इस्तेमाल करने वाले) और लेसर (मालिक) के बीच एक एग्रीमेंट है, जिसमें तय किराए/लीज पेमेंट के बदले किसी एसेट (संपत्ति) का इस्तेमाल किया जाता है।
2. 'ट्रांसफर ऑफ़ प्रॉपर्टी एक्ट, 1882' की धारा 105 के अनुसार - "किसी संपत्ति का इस्तेमाल करने का अधिकार एक तय समय के लिए या हमेशा के लिए ट्रांसफर करना, जिसके बदले लीज़ी (संपत्ति का इस्तेमाल करने वाला) लेसर (संपत्ति का मालिक) को कुछ पेमेंट (कंसीडरेशन) देता है।"
लाइसेंस:
1. लाइसेंस देने वाले (लाइसेंसर) का लाइसेंस लेने वाले (लाइसेंसी) पर केस न करने का वादा। इसका मतलब है कि बिना लाइसेंस के, किसी तीसरे पक्ष द्वारा इंटेलेक्चुअल प्रॉपर्टी का इस्तेमाल या फायदा उठाना कॉपी करना या उल्लंघन माना जाएगा।
2. 'इंडियन ईज़मेंट्स एक्ट, 1882' की धारा 52 में दी गई परिभाषा के अनुसार - "लाइसेंस से लाइसेंसी को प्रॉपर्टी में कोई अधिकार या हित (interest) नहीं मिलता है। यह बस लाइसेंसी को कुछ समय के लिए प्रॉपर्टी का इस्तेमाल करने और उस पर रहने का अधिकार देता है।"
असल में, ये दोनों शब्द एक जैसे लगते हैं। लेकिन प्रॉपर्टी के अधिकार/कब्ज़े और मालिकाना हक के मामले में लीज़ और लाइसेंस के बीच कई अंतर हैं। जो लोग (प्रॉपर्टी के मालिक) रिस्क से बचना चाहते हैं, वे लाइसेंस का तरीका चुनेंगे। लेकिन उन्हें लीज़ के तरीके की तुलना में कम कमाई/मुआवज़ा मिलता है।
दोनों के बीच मतभेद
